The interest rate on your mortgage is the sum of two elements: WIBOR 3M current and bank margin. The margin is an additional percentage that the bank earns – usually amounts to about 2.00% to 2.50%, but each bank determines it individually. This means that if today WIBOR stands at 3.85% and your bank's margin is 2.20%, your total interest rate will be about 6.55%.

WIBOR is simply the average interest rate for which Polish banks borrow money from each other. It's always a real market rate, not something invented by one bank. The word WIBOR comes from English and means Warsaw Interbank Offered Rate – that is, in Polish, the Warsaw interbank rate offered.
