How does today's WIBOR 3M affect the mortgage payment?
Your interest rate is actually WIBOR 3M plus a bank margin that you get rounded to two percent when you sign a contract. So if WIBOR is 3.85 percent and your bank's margin is 2.15 percent, Your total interest rate is about 6 percent. That's the number that determines how much you pay every month.

WIBOR is simply the average interest rate that large Polish banks offer each other for loans. Each day the bank provides its offer, and out of all these offers the average is calculated – it is WIBOR. Banks use this rate as a starting point to determine the interest rate for their customers, that is, for all of us. If WIBOR grows, loan instalments grow. If it falls, the payments are cheap. It's that simple.
WIBOR rates exist in several variants – for one day, month, three months, six months and a year. Each of them has different applications, but for the ordinary borrower the most important is WIBOR 3M, because it is the most the banks look at.
