Falling WIBOR rates are easing the burden on mortgage borrowers. In May 2025 many of us will see lower instalments, a great moment to consider overpaying your loan and getting rid of the debt faster.
Current WIBOR rates – what has changed?
In May 2025 WIBOR continues to fall, which directly translates into lower mortgage instalments. The latest rates from 2 May 2025 are as follows:
- WIBOR 1M: 5.63%
- WIBOR 3M: 5.41%
- WIBOR 6M: 5.10%
This is a clear decline compared with previous months, especially for WIBOR 6M, which until recently stood at over 5.8%. For many borrowers this means real savings.
How does the fall in WIBOR affect mortgage instalments?
Mortgage instalments based on variable interest rates are adjusted every 3 or 6 months, depending on the chosen benchmark (WIBOR 3M or 6M). The current drop in WIBOR 6M means that the instalment on a loan of PLN 400,000 over 30 years may be lower by as much as PLN 140, and for a loan of PLN 700,000 by as much as PLN 245 per month.
Sample mortgage instalments (at an interest rate of approx. 5.95%)
| Loan amount | 30 years | 20 years |
|---|---|---|
| PLN 300,000 | PLN 1,789 | PLN 2,141 |
| PLN 400,000 | PLN 2,385 | PLN 2,854 |
| PLN 500,000 | PLN 2,982 | PLN 3,568 |
| PLN 700,000 | PLN 4,174 | PLN 4,995 |
The bigger the loan, the more noticeable the reduction in the instalment.
Overpaying a mortgage – why is it worth it?
Lower instalments are a great opportunity to think about overpaying your loan. Even a small, regular overpayment allows you to:
- shorten the repayment period,
- significantly reduce the total cost of interest,
- get rid of the debt faster.
It’s like a sprint to the finish line – the more you overpay, the sooner you complete your loan marathon.
