How does today's WIBOR 3M affect the mortgage payment?
The interest rate on your mortgage is actually WIBOR 3M current plus a margin that add bank – usually 2 to 2.5 percent. In other words, the bank takes a 3.85 percent rate today and adds its earnings to it. The whole thing together will be your actual interest rate.
Below is an approximate example of how high the instalments can be on individual amounts (with a 25-year repayment and a 2.25 percent margin):
