How does today's WIBOR 3M affect the mortgage payment?
Your mortgage payment is the sum of two things: WIBOR 3M current plus your bank margin. The margin is the bank's earnings – usually an additional 2% to 2.5% to WIBOR's rate. In other words, if WIBOR is 3.85% and the bank has a 2.3% margin, the final interest rate will be 6.15%.
Below you will see how this looks in practice for different loan amounts. We assumed that the repayment period was 25 years and the bank's margin was 2.3%:
| Amount of credit | Monthly instalment | Total cost of interest |
|---|---|---|
| PLN 200,000 | 1 263 PLN | 178 900 zł |
| PLN 300 000 | PLN 1 894 | PLN 268 350 |
| PLN 400,000 | PLN 2,526 | 357 800 PLN |
| PLN 500,000 | 3 158 PLN | 447 250 zł |
| PLN 700,000 | PLN 4 421 | PLN 626 150 |
These are estimates. — the actual instalments depend on your bank margin and repayment schedule.
WIBOR and car and company leasing
Leasing is not only a way for a new car – it is also a business service for companies. The leasing companies that rent cars and machines also make money from banks, and this money costs money. As WIBOR grows, costs for leasing companies are also increasing, which affects the amount of leasing instalments. In other words: today's WIBOR rates are also a notice for anyone who is considering de-leaving a vehicle.
| Item value | Lease period | Estimated monthly instalment |
|---|---|---|
| PLN 50,000 | 48 months | PLN 1 047 |
| PLN 100,000 | 48 months | PLN 2,094 |
| PLN 150 000 | 60 months | 2 841 zł |
| PLN 300 000 | 60 months | PLN 5,682 |
Estimates — the actual instalments determined individually by the leasing firm.
What is WIBOR? Short explanation
WIBOR is the average rate after which Polish banks lend each other money. The name stands for "Warsaw Interbank Offered Rate" – simply "Warsaw interbank rate". Every day at the same time, banks report how much they would like to borrow, and the average of all these prices is calculated. This average is the WIBOR rates you see here. For a normal person, one thing is important: the higher WIBOR, the more expensive you will be paying for credit.
